One of the most valuable negotiation tools in real estate is time. Closings, inspections, loans, rehabs, move-outs, and processing all take time. Don’t take too long but certainly don’t take too little. In this business, deadlines are necessary.
It took some fight- but another closing in the books on a $78,500 rental property for our investor. And just before calling it a night- one of our agents executed her first deal- $223,000!
A few more to go- SG is approaching 50 total transactions in it’s first official year as a fully operational residential real estate brokerage! Thanks to all that have contributed!
Throw another closing in the books! This was a Winter Haven property that sold for $130,000 to an investor of ours. Meanwhile, appears a cash Buyer of ours is positioning themselves for a bigger 2015. Let’s go!
After visiting a property this weekend for a Buyer, we were able to get contract acceptance today. The home costs $61,000. After a hefty $80,000 makeover not only will it be a great home to live in but also worth up to $180,000 once done. Do the math….
We closed the week out with two more executions (pending close). It’s all about connecting the dots, leading to positive results. We also navigated our way to Clearwater to find a $75,000 rental property for our investor. Make that three executions today.
A solid Thursday- one of networking new relationships. Most notable was a Carrabbas party at Alpha-Omega Title in South Tampa- good time. Real estate attitudes are higher these days. Doesn’t hurt that we locked a couple properties under contract today too.
Today offers a great success story- Our client successfully closed a VA loan on a nice $155,000 Riverview property for he and his family- just in time for Christmas. The cool part- they just moved from California- and they essentially bought it via FaceTime.
Another solid day- 3 executed transactions for our investor totaling $250,000. And then we were off to Bern’s Steakhouse for dinner. Land, sea, and the vine were on the table!
